Overview

This is our family’s summer home — a place our father built for our family in the early 80's and a place we have been coming back to every summer since then. Set on a peaceful hillside on the exclusive Kanapitsa peninsula, it overlooks the Aegean Sea with views that still stop us in our tracks.

It’s a house full of memories, and while it’s warm and personal, it also offers a kind of comfort and beauty that feels rare — the kind of place where you immediately exhale, settle in, and feel lucky to be.

With a private pool, expansive terraces, seven bedrooms (five with their own sea-view balconies or terraces), and a path through the garden that takes you straight to Kanapitsa Beach, this home combines space, privacy, and understated luxury in one of the island’s most special spots.

Space That Works Beautifully for Families and Groups

The villa is split into two connecting wings, each with its own kitchen — ideal for larger families or two groups sharing a holiday. There's plenty of room to spread out, and just as many spaces to come together: the living room, the big dining table on the main balcony, or out by the pool as the sun goes down.

Wing 1 - Spacious, Light-Filled, and Easily Accessible

You enter through Wing 1, which is slightly larger and well suited for guests of all ages. There's a single bedroom with its own bathroom and balcony right off the entrance. Down one level is the main living area, with large windows and an extensive balcony that make the most of the view. Another level below are two double bedrooms (one with a high-quality sofa bed), which share a bathroom. The master bedroom sits on the lowest level of this wing, opening directly onto the pool terrace, with its own bathroom and laundry.

Wing 2 - Private, Well-Equipped and Peaceful

Wing 2 has another fully equipped kitchen with a brand-new stove and oven. One level down you will find a spacious room with own balcony and bathroom, which can be used as an office or as a room to relax in with a book.  Further down, there are two double bedrooms, one of which opens straight onto the pool terrace. The bottom level features another spacious double bedroom that opens onto a private corner of the garden, with its own adjacent bathroom.

Floors throughout the house are marble (no carpets) and there are multiple staircases, so please be mindful of small children or wet feet from the pool. All bedrooms, both kitchens, and the living room have air conditioning.
 

Outdoor Living

The villa’s outdoor spaces are part of what makes it so special. The pool area is large and peaceful, with lounge chairs, shaded spots, and a dining area with a BBQ. The gardens are full of beautiful flowers, plants and trees — all planted by our family years ago — and there are small corners everywhere to sit quietly, take in the view, or share a drink at the end of the day. In the top garden, you will find another large dinning table, offering a third outside area where meals can be taken.

Kanapitsa Beach & Beyond

Kanapitsa Beach is less than a minute’s walk away. It’s a calm, sheltered beach with an excellent taverna right on the water, a beach bar, and watersports rentals. There’s a small water taxi that runs into town every hour — a relaxed and scenic way to head out for lunch or dinner without having to drive.

For the avid runner, or those enjoying a peaceful walk at sunset, the peninsula offers a perfect little-frequented road that snakes all the way around along the coast, offering incredible views. 

Getting Around

While you can spend days here without needing to leave, we do recommend renting a car to explore the island — especially its many beaches, tavernas, and small mountain villages. There are two parking spaces just outside the house.

This villa is full of character, comfort, and quiet luxury — carefully looked after and deeply loved. It’s the kind of place that stays with you. We hope it gives you the same sense of ease and joy that it’s given us for so many years.
